Here’s what I have to say to anyone worried about a potential market crash.
We’re back to answer another one of your great questions. Here’s something I’ve been hearing a lot: Inventory has ticked up a hair here in the Triad, but how is that affecting buyers?
The real benefit to buyers in the market right now is that there aren’t 20 offers on every house like there were this past spring and summer. We’re going to start dividing up the pie into more pieces with more available homes. Once inventory starts to climb further, you’ll have even less competition.
Don’t assume the end is near, however. That’s what a lot of people are doing right now, and I think it’s a bit premature. Some people think that rising inventory is a precursor to another market crash, but it’s not. This is very typical of the Triad market.
Don’t take the sound bite that talks about the market crashing to heart. There’s no indication of that from the data. When you look at the trends over the last several years, what we’re seeing now is perfectly normal. Once schools start back up, inventory begins to rise. People out here are watching the numbers and getting freaked out without any historical context. Another 600 homes sounds like a lot, but it doesn’t when you realize we have 1.4 million people living in the Triad.

The rise in inventory is actually a blessing. Inventory was so low before that buyers were getting exhausted because they lost out on so many homes. If you’re one of those buyers, now is a great time to jump back in.
The only instance where inventory dropped this time of year in the last decade was in 2011, when we were still reeling from the crash. That was probably the worst time for the market in the last 50 years.
The mindset of today’s homeowners is different than the ones back then. In the past, it was commonplace for thousands of homeowners to take their homes off the market at the end of summer. The average days on market back in 2011 was 13 months. Currently, the average days on market is just four days. Psychologically, it’s a much different thing, and that’s why we need to really dig into the data.
